Cooke, Principal Engineer I~~ <br /> <br />SUBJECT PROJECT/PROJECT DESCRIPTION: <br /> <br />FROM: <br /> <br />RESOLUTION APPROVING PARCEL MAP 9307 FOR 1588 DOOLITTLE DRIVE, <br />ASSESSOR'S PARCEL NO. 077A-0680-005-02, OWNER: AIRGAS NCN, INC. <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />Staff recommends adoption of a resolution approving Parcel Map 9307 subject to the Conditions <br />of Approval listed in Exhibit A attached to the resolution. <br /> <br />BACKGROUND <br /> <br />Analysis <br /> <br />The subject property is located at 1588 Doolittle Drive east of Polvorosa Avenue. The site is <br />approximately 7.33 acres with three buildings and is currently used for light industrial <br />operations. Airgas NCN, Inc. requests to split this parcel into two lots and sell the northern <br />parcel (4.717 acres) and retain the southern parcel (2.616 acres). Pacific Coast Supply, LLC will <br />most likely be the purchaser of the northern parcel from which it will operate a construction <br />supply business. <br /> <br />The Conditions of Approval for Parcel Map 9307 require certain improvements, such as the <br />removal of lime slurry tanks and overhead piping that are currently straddling the proposed <br />property line. Drainage easements will also have to be created along the valley gutters at this site <br />since runoff flows from the southern to the northern parcel. The map will not be released for <br />recordation until all items expressed in the Conditions of Approval have been completed or their <br />completion guaranteed. <br /> <br />Current City Council Policy <br /> <br />. Title VII, Chapter 1 of the San Leandro Municipal Code and the Subdivision Map Act set the <br />authority and procedure for processing the parcel map <br />
