<br />6-311 0 <br /> <br />Application Requirements and Review <br /> <br />An application for a Density Bonus and/or a Concession or Incentive shall be processed <br />concurrently with any other application(s) required for the Housing Development. Final <br />approval or disapproval of an application shall be made by the Approval Authority unless direct <br />financial assistance is requested. If direct financial assistance is requested, the City Council shall <br />have the sole authority to make the final decision on the application. <br /> <br />An applicant/developer seeking a Density Bonus for a Housing Development pursuant to this <br />Article shall submit an application with the following information: <br /> <br />A. A brief description of the proposed Housing Development, including the total <br />number of units, Target Units, and Density Bonus Units proposed; <br /> <br />B. The zoning and general plan designations and Assessors Parcel Number(s) of the <br />project site; <br /> <br />C. A vicinity map and preliminary site plan, drawn to scale, including building <br />footprints, driveway and parking layout; and <br /> <br />D. If a Concession or Incentive is requested, the application shall describe why the <br />Concession or Incentive is necessary to provide the Target Units, in accordance <br />with 6-3108 of this Article. <br /> <br />Within 90 days of receipt of the preliminary application, the City shall provide to an <br />applicant/developer, a letter which identifies project issues of concern, the maximum financial <br />assistance that the Community Development Director can support when making a <br />recommendation to the Approval Authority, and the procedures for compliance with this Article. <br /> <br />The Community Development Director shall inform the applicant/developer that the requested <br />Concession or Incentive shall be recommended for consideration with the proposed Housing <br />Development, or that an alternative or modified Concession or Incentive pursuant to 6-3108 shall <br />be recommended for consideration in lieu of the requested Concession or Incentive. If an <br />alternative or modified Concession or Incentive is recommended by the Community <br />Development Director, the recommendation shall establish how the alternative or modified <br />Concession or Incentive will have an equivalent affordability effect as the requested Concession <br />or Incentive. <br /> <br />6-3112 <br /> <br />Density Bonus Housing Agreement <br /> <br />Applicants/Developers requesting a Density Bonus shall enter into a Density Bonus Housing <br />Agreement with the City. The terms of the draft agreement shall be reviewed and revised as <br />appropriate by the Community Planning Director, who shall formulate a recommendation to the <br />Approval Authority for final approval. <br /> <br />ORDINANCE NO. 2006-010 <br /> <br />8 <br />
