The <br />developer has agreed to add a trellis feature <br />(this was mentioned at the Planning <br />Commission meeting). <br /> <br />GT indicated it would be easier for them to <br />communicate in the future with a single entity <br />rather than with individual property owners. <br />The developer has agreed to look at the <br />option of forming a HOA. <br /> <br />Staff clarified that story poles are not required <br />for subdivision applications. Staff will ask that <br />the developer install story poles, indicating the <br />approximate 4 corners of the buildings outline <br />for the 3 homes on the south" at least 2 weeks <br />prior to the City Council hearing. <br /> <br />The existing house on the property was built in <br />1925, and is not included in the City's register <br />of historic properties. The developer indicated <br />his current plans for de-construction of the <br />home, with salvageable parts removed for re- <br />use. The developer said he would contact <br />Milton Grindley to see if Mr. Grindley would be <br />interested in moving the home (in-tact) to <br />another location off-site. <br /> <br />GT owners who face 1537 Hays Street <br />expressed concern over dust generated by <br />the project. Post construction, the developer <br />agreed to power-wash windows and the north <br />side of the GT building. GT owners <br />acknowledged that post washing, the north <br />side of the building could be a slightly different <br />color from the rest of the building. <br /> <br />Current separation between the GT building <br />and the proposed homes is 12' on the GT side, <br />and 10' for the proposed homes. Planning staff <br />will discuss with Engineering staff the possibility <br />of reducing the driveway width by 2.5 feet, <br />and moving the 3 homes adjacent to GT <br />2.5'further away (resulting in a 12.5' rear yard <br />for the homes). If Engineering agrees, the <br />developer will revise plans to indicate the shift <br />in these 3 homes. <br /> <br />· Opaque windows on upper floors of rear GT owners on the upper floors are concerned <br />elevation with rivac from the windows on the <br />
