Each <br />unit would comprise approximately 1,455 square feet of living area, which includes <br />three bedrooms and three baths. Each unit would have a detached two-car garage. <br />1537 Hays Street; Alameda County Assessor's Parcel Numbers 75-12-7; D. Langon, <br />Langon Homes (applicant and property owner). [Penaranda] <br /> <br />Planner Penaranda briefly reviewed the staff report which is included in tonight's <br />packet. This matter was previously the subject of a January 26, 2006 Planning <br />Commission work session, the minutes of which are appended to the staff report in <br />tonight's meeting packet. <br /> <br />Planner Penaranda said the subject property at 1537 Hays is located in the middle of <br />the block between West Juana Avenue and Parrott Street. The proposed project includes <br />six detached three-bedroom, three-bath, three-story homes each including 1440 square <br />feet of living space, and, a two-car garage on the lower level. Maximum elevation of the <br />project is approximately 35 feet. Three units are situated along the northerly property line <br />and three along the southerly property line with an interior courtyard and driveway <br />between them. In addition to garage parking there are four visitor parking spaces which <br />face west at the rear of the property. He said the plan includes an arbor over the driveway <br />at the front of the property which gives rise to the name of the project, Arbor Place.
