<br />Excerpts/rom the Planning Commission Meeting Minutes <br />Agenda No. 06-11 <br /> <br />June 8,2006 <br />Page 80/10 <br /> <br />Applicant Langon said he had considered that, but the proposed configuration allows a <br />turnaround for utility vehicles and fire trucks. He said the alternate configuration would <br />solve problems for some but not all of the Garden Terrace units. <br /> <br />Commissioner Wohltmann suggested that Commissioner Dlugosh's question to the <br />applicant be posed more generally. He asked whether the applicant would be willing to <br />work with staff and some of the residents of Garden Terrace to try and resolve some of <br />the issues they had raised. <br /> <br />Applicant Langon said he had had lengthy conversations with Planner Penaranda and <br />Community Services Director Hanson Hom about various footprints and window <br />placements. He said he personally would like to make the back yards bigger, but that was <br />impossible because ofthe City's requirement for garages and back-up space. <br /> <br />Commissioner Wohltmann said he understood there were limitations but simply wanted <br />to know whether the applicant would be willing to meet with the residents and work <br />through some of their objections. <br /> <br />Applicant Langon said a community work session had already occurred and, as a result <br />of feedback the project had received, tens of thousands of dollars had already been spent. <br />He said the applicant was frustrated by the fact that neighbors who could have attended <br />the community meetings but failed to do so are now coming in to oppose the project. <br /> <br />Commissioner Wohltmann suggested City staff might be able to clarify and resolve <br />opposition to the project. He said he was still searching for an answer from the applicant <br />as to whether he was willing to meet with neighbors to resolve the issues and it appeared <br />the applicant's answer is, "No." <br /> <br />Applicant Langon responded that in fact his answer is, "No." <br /> <br />Motion to Close the Public Hearing <br />(Dlugosh / Perras, 6 Ayes, 0 Noes; Absent - Reed) <br /> <br />Commissioner Wohltmann said he believed the project was a good one and offered a lot <br />to the city, but he was troubled by the impact it had on the neighboring building. He said <br />he was not convinced that enough had been done to address and mitigate those impacts. <br />He agreed with the applicant that the opposition had come in l<=\,te but felt it would be <br />worth the effort to take one more shot at mitigating the underlying concerns. He said he <br />was unsure how viable the suggestions are that had been raised by opponents at tonight's <br />meeting, but he felt little harm would arise from reviewing the project a bit more closely. <br /> <br />Chair K1eebaner reiterated her disappointment with the unattractiveness ofthe proposed <br />entryway which she felt should be upgraded. She said she was not impressed with the <br />design of the arch over the entry to the project, perhaps because she had not seen a three- <br />dimensional view of it. She said she was disappointed in part because she has seen <br />communities go above and beyond basic design requirements to produce something that <br />
