She asked if the design variation <br />was based on cost considerations. <br /> <br />Architect Burrell said the variation was part of his attempt to achieve variation between <br />the units. <br /> <br />Commissioner Holcomb said she would prefer a deck on all of them, which is more <br />useful than a roof. <br /> <br />Chair KJeebauer said that time remained from the 45 minutes scheduled for the work <br />session. She invited members of the public to comment ifthey wished. <br /> <br />Lester Williams 1599 Hays Street, Unit 205, said he is opposed to the design plan as <br />presented. He said that, although the units were three-story, the roof element would reach <br />to the same height as the fourth floor of the 1599 Hays condominiums. He said his own <br />view would be either of a concrete wall or a kitchen window just twenty feet away. He <br />said he had worked twenty years to save and had lived in his unit for five years. He said <br />the value would be reduced by the project. He said the view from every rear-facing <br />window would be of walls. He said the property looks great but blocks views of nine <br />units. He said he is vehemently opposed to any reduction in variances. <br /> <br />Chair KJeebauer, seeing no other members of the public who wished to speak, called for <br />additional comments from commissioners. <br /> <br />Commissioner Holcomb said, in reference to the public speaker, that she did not believe <br />the project required a setback variance. <br /> <br />Planner Penaranda said the Residential Multiple RM 1800 zoning would allow up to <br />eight units and the height permitted would be 50 feet. He said that the applicant was <br />actually requesting a change from RM 2500 zoning. <br /> <br />Commissioner Holcomb noted that, theoretically, a developer could come in and build <br />eight rather than six units, fifty feet high, and the setback could be reduced to six feet, <br />resulting in a physical distance of only sixteen feet between the two units. <br /> <br />Motion to Close the Work Session hearing <br />(Reed / Holcomb; 6 Ayes, 0 Noes; Absent - Wohltmann) <br /> <br />Secretary Pollart noted that no action was required of commissioners on work session <br />items. <br />
