<br />R. During construction, access to the project site and open space for possible <br />response to fire and medical emergencies shall be provided to the <br />satisfaction of the Alameda County Fire Department. Prior to grading <br />permit approval, a plan for emergency access shall be submitted to the Fire <br />Department for review and approval. <br /> <br />S. If the design of any site improvement requires encroaclunents onto <br />neighboring properties during construction, written agreements with that <br />property owner shall be submitted to the City Engineer, for review and <br />approval, prior to approval of the Final Map. <br /> <br />T. All T.V. Cable facilities shall be located and installed in accordance with <br />the City's "Design and Construction Standards for Ground-Mounted T.V. <br />Cable Facilities." <br /> <br />U Prior to approval of the Final Map, the Subdivider shall submit for approval <br />by the City Engineer, an estimate of the cost of all work and improvements <br />to be performed, both within the public rights-of-way and the project <br />boundaries. <br /> <br />V. Prior to the approval of the Final Map, the Subdivider shall provide the City <br />Engineer with an updated Preliminary Title Report, prepared within three <br />months prior to the submittal of the Final Map to the City Engineer for <br />review, for all lands contained within the boundary ofthe Final Map. <br /> <br />W. All certifications and approvals as required by the Floodplain <br />Administrator in accordance with Ordinance NO. 99-07 and state and <br />federal regulations shall be in place prior to the approval of Building <br />Permits for the development. <br /> <br />X. All "found monuments" shall be tied by survey and described with tag <br />numbers and recorded references. Two found monuments of Record <br />(approved by Engineering and Transportation Department) must appear in a <br />statement and be labeled in each sheet of the map. A monument line shall be <br />shown in all sub-division streets with monument set in right-of-way. <br />Elevation shall be shown on at least one monument disk or Permanent <br />Corner set to Datum City of San Leandro with X, Y, Z, NA VD88. <br /> <br />Y. Public Utility Easements shall be provided over the private driveway to <br />serve the project. In addition, all lots extending to the center of the <br />driveway shall require an access and utility easement over the entire area <br />of the driveway. <br /> <br />Z. All typical street fixtures, including but not limited to fire hydrants, <br />electroliers, signs, and utility boxes, shall be located within the P.UE. <br />Where is not feasible due to the water table or other reasons, appurtenant <br />equipment for underground utilities shall be placed in areas screen by <br />landscaping. <br /> <br />PLN2005-00141 <br />Revised Recommended Conditions of Approval <br /> <br />Page 6 of 12 <br />September 5, 2006 JaFle 22, 2QQI'i <br />
