<br />August 3, 2007 <br /> <br />San Leandro City Clerk <br />835 E. 14th Street <br />San Leandro, CA 94577 <br /> <br />Dear Sir or Madam: <br /> <br />We are appealing the decision by the City of San Leandro Board of Zoning Adjustments <br />regarding 2888 Darius Way (PLN2005-00063). Mr. Luong (applicant and property owner) had <br />requested approval of a Major View Preservation/Site Plan Review and Height Exception. <br /> <br />Staff reports describe the 'proposed project will be appropriate in scale to the surrounding <br />neighborhood and should have minimal impact on the surrounding neighbors' privacy . We <br />disagree. According to Metroscan, the average home in Bay-D- Vista is approximately 2400 <br />square feet. The named project, excluding the pool house, is 12,005 square feet. The largest of <br />the new homes recently constructed on Darius Way is 5,000 square feet. lIDs proposal would be <br />more than double the size of that home. <br /> <br />The project requests a height exception of 30 feet, which exceeds the 18 feet, or one story <br />maximmn height as stated in Section 2-582.A of the City of San Leandro Zoning Code, Article <br />5. The project site is spacious enough to build a 2 story main house and construct a separate <br />garage building, inclusive of the proposed workshop that would minimally exceed the 18 feet <br />limit. If the project setback (west) is moved closer towards the front instead of the proposed 160 <br />feet, the impact to the surrounding neighbors would be significantly minimized. The view of the <br />hillside across this area is important to us. It is preferable than looking at the roof of a large <br />structme. Reducing the height would substantially reduce that impact.
