<br />3. Subdivider shall submit proposed street names, for the review and approval of the <br />City Engineer. <br /> <br />4. Subdivider shall provide a vehicle turn-around at the end of the private street due to <br />lack of public access from Ian Street. The City Engineer shall approve the dimensions <br />and layout of the vehicle turn-around. <br /> <br />5. Street lighting maintained by the homeowner's association, shall be provided over the <br />entire private street system, to the satisfaction of the City Engineer. <br /> <br />6. Subdivider shall install bicycle parking racks at the proposed park area III a <br />prominently visible area close to the entrance of the park area. <br /> <br />7. Subdivider shall construct ADA compliant pedestrian sidewalks that provide <br />pedestrian connectivity between the residential areas, the park, Ian Street and <br />W ashington Avenue. <br /> <br />8. Handicap ramps shall be provided at appropriate locations, as directed by the City <br />Engineer. <br /> <br />C. SUBDIVISION ACCESS <br /> <br />1. Subdivider shall modify the existing traffic signal at the intersection of Springlake <br />Drive and Washington Avenue to provide public access to the project. A north bound <br />left-turn lane with a dedicated left-turn signal shall be provided. The south bound left <br />turn lane for access to the north bound 1-880 On Ramp shall be maintained or improved. <br />To construct these improvements, widen Washington Avenue and construct other street <br />improvements along the project frontage as needed. All modifications shall be made to <br />the satisfaction of the Senior Transportation Engineer. <br /> <br />2. Subdivider is to construct a concrete and striped median on Washington Avenue along <br />the project frontage as directed by Senior Transportation Engineer. <br /> <br />3. Subdivider shall obtain necessary approval from California Department of <br />Transportation for the required traffic improvements. <br /> <br />D. STORM DRAINAGE <br /> <br />1. All storm water runoff from the project shall be collected in an underground system <br />and conveyed to an appropriate storm drain system. The Subdivider shall submit <br />Hydrologic and Hydraulic calculations for review and approval of the City Engineer. <br /> <br />2. The subdivision shall be graded to allow for the overland release of runoff into a public <br />street during a higher than design storm event and/or in the event of total failure of the <br />on-site storm drainage system. <br /> <br />Page 40[9 <br />
