<br />3. Alvarado Corridor Industrial Market Report <br /> <br />Business Development Manager Sims introduced the item and explained that the report is in <br />response to Councilmember Nardine's concern regarding vacancies on the Alvarado <br />industrial corridor. <br /> <br />Planner Ricard reported that there are currently four vacancies in the area with a total of <br />62,986 square feet of vacant space and two parcels in the process of being redeveloped that <br />total of 236,331 square feet. 2661 Alvarado Street (Garco Lighting) and 2450 Alvarado <br />Street (AIcan Manufacturing) have been purchased by developers who plan to make <br />significant improvements to the properties and then place them back on the market. The <br />vacancy rate for the Alvarado industrial corridor, excluding the two parcels under <br />development, is 1.7% as compared to the city-wide industrial vacancy average of3.3%. <br /> <br />4. Discussion Regarding Significant Pending Development Applications: <br /> <br />Assistant City Manager Hollister introduced the proposed condominium conversation <br />project. <br /> <br />· Condominium Conversion for Woodside Apartments (235 Haas Avenue) <br />Planner Peneranda explained that the Woodside Apartments are currently two structures <br />containing 96 residential units on three parcels. David On Homes, the owner/developer, is <br />proposing to reconfigure the parking lot in front of the buildings on Haas Avenue to <br />accommodate 41 spaces, increasing the number of spaces from 161 to the current <br />requirement of 180 spaces. A variance will be required as 44% of the spaces are compact <br />and the City maximum is 35%. The reconfiguration will also remove landscaping and <br />require a landscaping variance. <br /> <br />Councilmember Badger expressed concern regarding the removal of the redwood trees. <br />Assistant City Manager Hollister shared his concern that the apartments do not include <br />amenities similar to new developments such as open space, pool and in-unit laundry facilities <br />and questioned the appropriateness of the project to convert the apartments to condominium <br />units. <br /> <br />Planner Pederanda explained that the project will go to the Planning Commission and Board <br />of Zoning prior to being brought before the Council. <br /> <br />5.
