Cooke, Principal Engineer ~ <br />SUB.JECT PRO.JECT/PROJECT DESCRIPTION: <br /> <br />RESOLUTION INITIALLY ACCEPTING SUBDIVISION IMPROVEMENT WORK FOR <br />TRACT 7631; SUBDIVIDER: 11 03 DAVIS STREET, LLC <br /> <br />Provides for initial acceptance of subdivision improvement work constructed by 1103 Davis <br />Street, LLC, (subdivider) for nine (9) townhouse units, and releasing bonds for said work. <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />Sta11 recommends initial acceptance of the subdivision improvement work for the subject <br />project. <br /> <br />BACKGROUND <br /> <br />The Vesting Tentative Map for Tract 7631 was approved by the City Council on July 18, 2005 <br />by Resolution No. 2005-107. On January 3, 2006, the City Council approved the Final Map for <br />Tract 7631, consisting of nine (9) townhouse units on a vacant parcel. The subject site is <br />comprised of one parcel encompassing approximately 0.596 acres located on the south side of <br />Davis Street between Wayne A venue and Pacific A venue. The subdivider entered into a <br />Subdivision Improvement Agreement with the City on January 3, 2006 to guarantee construction <br />of the public and private improvements detailed below. <br /> <br />. In compliance with the approved Improvement Plans and the Subdivision Improvement <br />Agreement for the project, the subdivider performed public improvements such as removal of <br />any broken curb and gutter along the full project frontage along Wayne Avenue, Pacific <br />A venue, and Davis Street, and constructed new City standard sidewalk, curb, and gutter in <br />the same location and alignment as the existing curb and gutter <br />. All of the improvements were constructed to City standards and within the time limits as <br />specified in the Subdivision Improvement Agreement <br />
