If the design of any site improvement requires encroachments onto neighboring <br />properties during construction, written agreements with that property owner shall be <br />submitted to the City Engineer for review and approval, prior to approval of the Final <br />Map. <br /> <br />17. All TV cable facilities shall be located and installed in accordance with the City's <br />"Design and Construction Standards for Ground Mounted TV Cable Facilities." <br /> <br />18. The proposed Conditions, Covenants and Restrictions (CCR's) for the project shall be <br />approved by the City prior to approval ofthe Final Map. <br /> <br />19. Prior to any grading operation, the subdivider shall submit all information including a <br />Grading Plan accompanied by Soils Engineering and Engineering Geology Reports, in <br />accordance with requirements of the City of San Leandro Municipal Code Title VII, <br />Chapter 12 and obtain a grading permit. <br /> <br />20. To control storm water pollution, the subdivider shall comply with the regulations and <br />provisions contained in the City's Grading Ordinance, the City's Storm Water Pollution <br />Prevention Permit, and the National Pollutant Discharge Elimination System (NPDES), <br />to the satisfaction of the City Engineer. <br /> <br />21. The Urban Runoff Clean Water Program requires that all runoff be treated to remove <br />sediment and water borne pollutants prior to discharge into a public facility. On projects <br />of this type, this can typically be handled by directing runoff through landscaped areas or <br />grassy swales. The driveway shall be graded to collect the rainwater and filter through <br />the landscape area. Also, all the downspouts shall be filtered through the landscape area. <br /> <br />22. During construction, the following high standards for sanitation are required: garbage <br />cans, construction dumpsters, and debris piles shall be removed on a minimum weekly <br />basis. All food related trash items such as wrappers, cans, bottles. and food scraps shall <br />be disposed of in closed containers only and shall be regularly removed from the site. <br />Inspections, conducted as part of the regular construction compliance, will be conducted <br />to ensure compliance of the subdivider and contractors with this requirement. <br /> <br />23. All on-site storm drain inlets must be labeled "No Dumping--Drains to Bay" using <br />approved methods. <br /> <br />24. Prior to the issuance of the Building Permit, the subdivider shall pay Park Development <br />Impact Fees per Section 800 of Chapter 1 Title VII of the San Leandro Municipal Code <br />and Master Fee Schedule. This project would be required to pay the adjusted Park <br />Facilities Development Impact Fee, which is in effect at the time of submittal of a <br />completed application. Also, the subdivider shall pay Development Fee for Street <br />Improvement (DFSI), Utility Underground Conversion Fee, Sewer Connection Fee, and <br />other fees as required by City Ordinances and regulations.
