Also per Attachment A, the 2006 average rent has only slightly <br />increased from 2005 by under 3%. Although tenants and landlords seem more open to <br />reconciliation, the volume of inquiries increased significantly over the past year. Between June <br />2005 and May 2006, staff responded to 75 landlord and tenant inquiries. In the reporting period <br />between June 2004 and May 2005, 39 landlord and tenant inquiries were addressed by staff (see <br />Attachment B: Rent Review Program Inquiries). Staff suspects that the increase in inquiries may <br />be related to the slight increase in rents and decline in vacancy rate during the past year. Short- <br />term projections are that rents will continue to increase incrementally in the future. Therefore, <br />staff expects to continue to receive a fair number of landlord and tenant inquiries. <br /> <br />Current City Council Policy <br />Title 1, Chapter 1-3, Article 14 ofthe Municipal Code authorizes the Rent Review Board. <br />Title IV, Chapter 32, Article 5, 4-32-500 of the Municipal Code authorizes the Rent Review <br />Program. Title 22A, Chapter 1, Articles I-VII, of the Administrative Code authorizes the rules of <br />order. <br /> <br />Previous City Council Action{s) <br />The Rent Review Ordinance was adopted April 2001.
