<br />EXHIBIT A <br /> <br />CITY ENGINEER'S REPORT <br />FOR <br />FINAL MAP FOR TRACT 7497 <br /> <br />FINDINGS <br /> <br />Pursuant to the provisions of Section 7-1-315 of the San Leandro Municipal Code, I have <br />examined the Final Map for Tract 7497 and find that it is in substantial conformance with the <br />approved Vesting Tentative Map, and that the Developer has either satisfied or provided security <br />for the improvements in compliance with Title VII, Chapter 1 of the San Leandro Municipal <br />Code and the State Subdivision Map Act and requirements of the Conditions of Approval, which <br />are described below, for Vesting Tentative Map Tract 7497. <br /> <br />CONDITIONS OF APPROVAL <br /> <br />A. GENERAL COMMENTS <br /> <br />1. Site Improvement Plans for all on-site improvements and street improvement plans <br />for off-site improvements shall be prepared by a Registered Civil Engineer and <br />approved by the City Engineer prior to approval of the Final Map. All improvements <br />shall be designed and constructed in accordance with the City's Subdivision <br />Improvement Standards, Standard Specifications and Standard Plans. Off-site <br />improvements include, but are not limited to, the following: drainage, utilities and <br />landscaping; water mains and fire hydrants; sanitary sewer system; utility <br />undergrounding; and any other off-site improvements listed herein, or as determined <br />by the City Engineer to be necessary for a complete and acceptable public <br />improvement project. <br /> <br />2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this project that the 90-day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this project by these Conditions of Approval) will begin on <br />the date of the conditional approval of this project. lfthe applicant/property owner fails <br />to file a protest within this 90-day period, complying with all of the requirements of <br />Government Code Section 66020, they will be legally barred from later challenging any <br />such fees, dedications, reservations or other exactions. <br /> <br />3. Developer shall dedicate public utility easement, private storm drain easement, sanitary <br />sewer easement and emergency access easement on the Final Map over the private <br />drive and as directed by the City Engineer. <br /> <br />4. Prior to approval of the Final Map, the Developer shall submit for approval by the City <br />Engineer, an overall site master plan for infrastructure and detailed site infrastructure <br />plans required for the Final Map. <br /> <br />Page 1 of 5 <br />
