<br />17. Prior to the recordation of the Final Map with the Alameda County Recorder, <br />Developer shall submit to the City Engineer a computer disk with a file of the points <br />and lines of the Final Map in an AutoCAD-readable format compatible with the <br />City's Automated Mapping System. Additionally, Developer is to provide a <br />computer disk that includes AutoCAD-readable files of the public and private <br />improvements, PDF files of geotechnical reports, hydraulic reports and any other <br />required submitted documents. <br /> <br />B. STREETS <br /> <br />1. The City Senior Traffic Engineer must approve all drive widths and sections within <br />the project boundary. <br /> <br />2. Developer shall remove unused driveways, any substandard or damaged curb, gutter <br />and sidewalk, along the full project frontage on Lewelling Boulevard, and shall <br />construct new City standard curb, gutter and sidewalk in the same location and/or <br />alignment as the existing concrete improvements. <br /> <br />3. Prior to Final Map approval, Developer shall pay 50% of the actual cost of <br />improvements along the frontage of the subdivision identified in the Lewelling <br />Boulevard Median Landscape Project. The estimated cost of the improvements <br />(obligation of the Developer) along the frontage of the property is $11,800. <br /> <br />C. STORM DRAINAGE <br /> <br />1. Storm drainage service from the project shall be provided as directed and approved <br />by the City Engineer. The site shall be graded to increase runoff flow over grassed <br />and landscaped areas for filtering and to ensure no runoff onto neighboring <br />properties. <br /> <br />2. The Urban Runoff Clean Water Program requires that all runoffbe treated to remove <br />sediment and water borne pollutants prior to discharge into a public facility. <br />Examples of control measures include, but are not limited to: routing of pavement and <br />roof runoff through vegetated swales, vegetated filter strips or landscaped areas in lieu <br />of direct hydraulic connection to the storm drain system; structural control measures, <br />such as oil/water separator(s), sand filter(s), fossil filter(s) or other methods that may be <br />proposed by the applicant and approved by the City Engineer to intercept and pretreat <br />storm water prior to discharging to the storm drain system. These systems shall be <br />designed to meet numeric sizing criteria outlined in the new Alameda Countywide <br />National Pollutant Discharge Elimination System (NPDES) Municipal <br />Stormwater Permit. Also, provide right of entry for inspection of these facilities. <br /> <br />D. GRADING. EROSION AND POST-CONSTRUCTION CONTROLS <br /> <br />1. Prior to any grading operations, Developer shall submit all information including a <br />Grading Plan accompanied by Soils Engineering and Engineering Geology Reports, <br />in accordance with requirements of the City of San Leandro Municipal Code Title <br />VII, Chapter 12 and obtain a grading permit. <br /> <br />Page 3 of5 <br />
