<br />approximately seven bedrooms proposed and that the applicant's original proposal included six <br />covered spaces and three uncovered spaces. <br /> <br />With regard to Boardmember comments on an option to allow tandem parking in all R districts, <br />staff believes there are pros and cons to consider. On the pro side is the consideration that for <br />narrow/sub-standard lots, this may be a viable option to get parking on the site and off of the <br />street. If uncovered, it also eliminates the garage door element of the home's fac;:ade, which can <br />be dominating on the streetscape. On the con side is the matter of the aesthetics of seeing cars <br />parked in front of a house instead of being out-of-sight in the garage. Historically, the Zoning <br />Code has required two covered side-by-side spaces in a majority of the R dishicts. With the <br />exception of the more recent subdivisions that have been approved and that have regulations <br />precluding this, staff continues to have enforcement issues with homeowners who illegally <br />convert their garage. Covered tandem parking can create an inconvenience to homeowners who <br />have to jockey the cars around, and may opt to park one of the cars on the street to avoid that <br />inconvenience.
