<br />SECTION 2: Pali IV, Article 17 of the Zoning Code is hcreby amcnded to read as follows: <br /> <br />4-1704 Off-Street Parking and Loading Spaces Required <br /> <br />Residential, Single-Family <br /> <br />Single-Family Dwelling <br />(RS, RD, RO and RM) <br /> <br />2, non-tandem covered, per unit. <br />New single-family dwellings or <br />additions with more than 4 <br />bedrooms or over 4,000 square <br />feet of livable area shall require <br />one additional space which may <br />be uncovered and in tandem if it <br />is located a minimum of 30 feet <br />back from the front property line. <br /> <br />Residential, Two-Family <br /> <br />Two-Family Dwelling <br />(RD, RO and RM) <br /> <br />2, including 1 covered, per unit <br /> <br />SECTION 3: Part V, Articlc 24 of the Zoning Code is hercby amcnded to read as <br />follows; <br /> <br />5-2424 Exceptions <br /> <br />Condominium conversions involving four (4) residential units or less shall be subject to <br />administrative review and approval by the Zoning Enforcement Official. No portion of this <br />Article shall pertain to the conversion to condominiums of four (4) residential units or less. <br /> <br />SI<~CTION 4: If any section, subsection, subdivision, paragraph, sentence, clause or <br />phrase of the Ordinance is for any reason held to be unconstitutional, invalid, or ineffective by <br />any court of competent jurisdiction, such decision shall not affect the validity or effectiveness of <br />the rcmaining portions of this Ordinance or any part hereof. The City Council hereby declares <br />that it would have passed each section, subsection, subdivision, paragraph, sentence, clause and <br />phrase ofthe Ordinance irrespective of the fact that one or more of them would be declared <br />unconstitutional or invalid. To this end, the provisions of the Ordinance are declared to be <br />severable. <br /> <br />SECTION 5: This Ordinance shall take effect thirty (30) days after adoption. The City <br />Clerk is directed to publish the title once and post a complete copy thereof on the City Council <br />chamber bu11ctin board for five (5) days prior to adoption. <br /> <br />-7- <br />
