Cooke, Principal Enginct (r[~([! <br />- - I <br />SUBJECT PROJECT/PROJECT DESCRIPTION: <br /> <br />FROM: <br /> <br />RESOLUTION APPROVING nNAL TRACT MAP rOR TRACT 7791, CONVERSION OF <br />THE EXISTINC WILLOWS TOWNHOUSE APARTMENTS INTO CONDOMINIUM <br />UNITS, ASSESSOR'S PARCEL NO. 080C]-12S7-001-02, LOCATED AT 650-740 rARGO <br />A VENUE, OWNER AND APPLICANT: WILLOWS FARGO, INC'. <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />Stall recolllmends adoption of a resolution approving the Final Map for Trae! 7791 subject to the <br />Conditions of Approval listed in Exhibit A attached to the resolution. <br /> <br />BA<:KGROlJND <br /> <br />On October 16, 2006 by Resolution No. 2006-115, the City Council approved a Vesting <br />Tentative Map ft)r Tract 7791. This Tract Map is for the conversion of the Willows Townhouse <br />residential units to condominiums (or individual ownership. The site was developed in 1965 and <br />the 122 units consist 0[' two and three bedroorn townhouse units. The apartments and garden <br />complex reside on a 4.2 acre lot on the south side of Fargo A venue, west of Washington Avenue. <br />To the west is the San Lorenzo UnifIed School Distrie! property currently leased by the Chinese <br />Bible Church and School. The SakI Mobile Home Park is to the south and various auto repair <br />businesses are located to the cast. <br /> <br />Analysis <br /> <br />The City Engineer's Report, a copy of which is attached to the resolution, contains a listing of <br />the Conditions of Approval for the Tentative Map. The City Engineer has certilled that all of the <br />Conditions or Approval have been satisfIed. <br /> <br />This proposal will change the type of ownership of these residential units, but the use of the <br />property will not he affected and will remain as multi-family residential. As part of the <br />Conditions of Approval, Ii (ctime leases will be offered to residents who are handicapped or are <br />(l2 years or age or older, Moving allowances and discounts on the price or the condominium <br />units will be provided to current residents. <br />
