<br />Floor area for single-family homes shall be calculated as per the <br />requirements of Section 2-578.0: Calculation of Residential Floor Area. <br /> <br />(No changes to Sub-sections B.2., B.3., C and D). <br /> <br />E. Review and Approval Authority. <br /> <br />1. Residential Site Plan Review for Projects that Require Discretionary <br />Zoninq Permits and for New Larqe Homes. For single-family construction <br />projects requiring Conditional Use Permit or Variance Approval, the Board <br />of Zoning Adjustments shall review and either approve, conditionally <br />approve or deny a Residential Site Plan in conjunction with its review of <br />the Use Permit or Variance. <br /> <br />For New Large Homes, the Board of Zoning Adjustments shall review and <br />either approve, conditionally approve or deny a Residential Site Plan, <br />whether in conjunction with other discretionary zoning permits or not. <br /> <br />2. Residential Site Plan Review for Projects that Do Not Require <br />Discretionary Zoninq Permits, Except for New Larqe Homes. The Zoning <br />Enforcement Official shall be the decision-maker, unless the Zoning <br />Enforcement Official defers action to the Site Development Sub- <br />Commission. The Zoning Enforcement Official or Site Development Sub- <br />Commission shall approve, conditionally approve or deny the Residential <br />Site Plan. <br /> <br />2-582 RS-VP Sub-District - Residential Site Plan Review and Exceptions to Height <br />Restrictions <br /> <br />(No changes to Sub-sections A-C, and D.1.a.). <br /> <br />D. View Preservation/Site Plan Review. <br /> <br />b. Requirement for MINOR View Preservation/Site Plan Review. <br />MINOR View Preservation/Site Plan Approval is required prior to <br />issuance of a building permit for either: <br /> <br />i. construction for any addition requiring a building permit, <br />including accessory structures and garages, less than two <br />hundred fifty (250) square feet (other than those additions <br />requiring approval of a Variance or Exception, for which <br />MAJOR review is required). <br /> <br />II. Structures with one hundred twenty (120) square feet, or less, <br />and for which a building permit is not required, are exempt <br /> <br />OIWINANl'I' NO. 2007-001 <br /> <br />4 <br />
