Exhibit 'A' Legal Description Quitclaim of portions of a 10' P.U.E. on Lot 3 of Tract 7382, San Leandro, California Parcel One: PUE-A Real property situated in the City of San Leandro, County of Alameda, State of California, being a portion of Lot 3 of Tract 7382, filed June 13, 2003 in Book 269 of Maps, Pages 89 through 94 inclusive, Official Records of Alameda County. A portion of the 10 foot wide Public Utility Easement ( "P.U.E." ) depicted in Detail'B' on Sheet 4 of said Tract Map; the south line of said P.U.E. is parallel with and 5 feet north, measured at right angles, of the south line of said Lot 3, and the west line of said P.U.E. is parallel with and 10 feet easterly of the easterly line of Business Center Drive, as shown on said Tract Map; the portion of said P.U.E. is described as follows: Commencing at the southwest corner of said Lot 3; thence along the south line of Lot 3, North 69023'45" East a distance of 10.01 feet; thence departing said south line of Lot 3, North 18041'52" West a distance of 5.00 feet to the southwest corner of said P.U.E.; thence along the south line of said P.U.E., North 69023'45" East a distance of 10.01 feet; thence along the easterly line of said P.U.E., North 18041 '52" West a distance of 12.69 feet; thence along a tangent curve to the right, having a radius of 64.50 feet, through a central angle of 2r35'02", an arc distance of 31.05 feet to the True Point of Beginning. Thence continuing along the last described curve, through a central angle of 2024'58", an arc distance of 2.72 feet; thence North 11018'08" East a distance of 0.74 feet; thence departing the easterly line of said P.U.E., South 69023'45" West a distance of 1.78 feet; thence South 20036'15" East a distance of 2.97 feet to the True Point of Beginning.
