(property owner), Kier & Wright Civil Engineers and Surveyors. <br /> <br />INTRODUCTION <br /> <br />Pursuant to Title VII, of Chapter 1 of the San Leandro Municipal Code, please accept this as the <br />City Planner's Report on Parcel Map 9307 referenced above. <br /> <br />BACKGROUND <br /> <br />The subject property has been owned and occupied by Airco (now Airgas NCN) since the early <br />1960s. In the 1960s the property was zoned 1-2 General Industrial District. The 1-2 District <br />permitted wholesale sale, distribution, warehouse and outdoor storage. <br /> <br />Airgas intends to reduce its use of the 7.3-acre site to the southerly 2.6 acre portion, leaving the <br />northerly 4.7 acre portion to another industrial-type use. <br /> <br />The majority ofthe surrounding properties are currently zoned IG Industrial General District and <br />developed with various warehouse and outdoor storage uses (i.e., wholesale distribution, <br />manufacturing, and trucking). Adjacent to the north is a foundry business and Simpson Strong- <br />Ties. Adjacent to the east is the Southern Pacific railroad right-of-way and beyond the right-of- <br />way are large warehouses for various industrial businesses. Across the street to the west is <br />property zoned IP Industrial Park and it is developed with the Polvorosa Industrial/Office Park. <br />The immediate area is designated in the General Plan Land Use Map for General Industrial <br />development and usage. <br /> <br />DETAILS OF PROPOSAL <br /> <br />Parcel Map 9307 proposes to subdivide the subject site comprising approximately 7.3 acres into <br />the following two parcels: <br /> <br />. Parcell, 1588 Doolittle Drive, 4.7 acres containing a 40,051 square feet warehouse <br />building. <br />. Parcel 2, 1592 Doolittle Drive, 2.6 acres containing two structures comprising <br />approximately 23,235 square feet. <br />
