The proposed 28 off-street parking spaces satisfies the City's off-street parking <br />requirements based on plans filed under City Building Permit No. 901247, 1592 Doolittle <br />Drive, which indicates that the existing building toward the front of the property has <br />4,345 square feet of office area. The office use would require 15 spaces (rounded up from <br />14.5). The remaining gross floor areas of the buildings (18,890 square feet) are used for <br />warehouse, storage and distribution. These uses would require 13 more parking spaces, <br />totaling 28 required parking spaces. <br /> <br />The proposed parcel map adequately defines the property line boundaries. The map conforms to the <br />IG District requirements to subdivide the subject property into two parcels, as previously described. <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />1. Parcel Map 9307 is in conformance with the Zoning Code to divide the subject <br />property into two parcels. <br /> <br />2. Parcel Map 9307 is in compliance with Title VII, Chapter 1 of the San Leandro <br />Municipal Code (Subdivision Ordinance). <br /> <br />3. Parcel Map 9307 is in compliance with the Subdivision Map Act (California <br />Government Code). <br /> <br />4.
