<br />A TT ACHMENT B <br /> <br />Recommended Findings of Fact for Approval <br /> <br />Rezone of Various Properties (list attached) with an Assembly Use (~AU) Overlay. <br /> <br />Rezone <br /> <br />1. The proposed rezone must be in general agreement with the adopted General <br />Plan of the City. <br /> <br />The General Plan Land Use Map designates the subject properties with various <br />designations, including Corridor Mixed Use, Light Industrial, General Industrial, <br />and General Commercial. The properties would be rezoned to a zoning <br />designation that is consistent with the General Plan, to retain their underlying <br />designation but have an Assembly Use (-AU) Overlay applied. <br /> <br />The rezoning of the sites to include an Assembly Use Overlay does not include <br />any changes to the subject properties. Although no development is proposed as <br />part of this action, the rezone would facilitate future development of Assembly <br />Uses with approval of a conditional use permit. <br /> <br />2. The uses permitted by the proposed zoning district must be compatible with <br />existing and proposed uses in the general neighborhood. <br /> <br />The properties proposed for the Assembly Use Overlay exist throughout the City <br />and have both commercial and industrial zoning designations. With the addition <br />of the Assembly Use Overlay, permitted and conditionally permitted uses under <br />the various zoning districts would remain, and assembly uses would be considered <br />conditionally permitted where they were previously prohibited on these <br />properties. Because an assembly use would require a use permit, compatibility <br />with existing and proposed uses in the general neighborhood of a future site <br />would be considered. <br /> <br />3. The property subject to the rezone will be served by streets, utilities and <br />other public facilities of sufficient capacity to properly serve it without <br />overloading and without detriment to other areas presently zoned in <br />contemplation of full use and availability of such facilities. <br /> <br />The sites are currently served by streets and utilities. The proposed project <br />involves only a rezoning of properties with an Assembly Use Overlay, with no <br />development included. No impacts would therefore result to public service <br />providers. <br />
