<br />National Construction Rentals; PLN2006-00 101 <br /> <br />2 <br /> <br />Apri12, 2007 <br /> <br />Recommendation: <br /> <br />The Planning Commission and staff recommend that the City Council approve the following: <br /> <br />1. Modification to the Planned Development for Bayside Business Park (PLN2002-00031) <br />to include Outdoor Storage as a conditionally permitted use; <br /> <br />2. Approve outdoor storage specific to National Construction Rentals (to include power <br />poles, cyclone fencing, portable toilets, and metal containers stacked two-high); <br /> <br />3. Site Plan Review for a new office building and a mechanics building on the merged lots <br />D & E at Bayside Business Park. <br /> <br />BACKGROUND <br /> <br />. Bayside Business Park is a nine-lot industrial park subdivision (eight lots for building <br />development, plus a ninth lot that incorporates the private roads and onsite wetlands <br />mitigation area) that was approved by the City Council in late 2002. It is located in <br />proximity to the Davis Street Transfer Station (located to the west and zoned IG Industrial <br />General) and the City's Water Pollution Control Plant (located to the north and zoned PS <br />Public Service). Additional uses in the area include a variety of industrial/manufacturing <br />uses and scrap metal dealers, and are zoned IG Industrial General. <br /> <br />. The first building in the new subdivision was constructed for FedEx Ground, which is <br />located at the rear (south) of the subdivision on the former Lot H. Subsequent to that <br />development, the developer constructed three building shells at the north end of the <br />subdivision (Buildings A-C) with the intent of selling them to prospective new tenants. <br />Former Building A was purchased and received a conditional use permit in late 2004 <br />(PLN2004-00092) for a wholesale furniture operation, whose core business is warehousing <br />and delivery of home improvement goods to retailers and designers throughout the United <br />States. The applicants for Building A also received approval for ancillary retail sales up to <br />six times per year. Building B was purchased and occupied in mid-200S by a business that <br />assembles and installs large pieces of medical equipment that are shipped from overseas (no <br />planning entitlement was required for this use). Building C was purchased and occupied in <br />mid-2006 by Calligaris USA, Inc. after approval of a use permit (PLN2006-00029) to <br />operate a wholesale furniture distribution warehouse operation. Calligaris is a furniture <br />design and manufacturing business based in Northern Italy and is not open to the public <br />(sells only to retailers). The four interior lots, D, E, F & G remain vacant and undeveloped. <br /> <br />Current City Council Policy <br />Not applicable <br /> <br />Previous City Council Action <br />Not applicable <br />
