The design, height and materials for the new screen wall along the Lewelling <br />Boulevard frontage and westerly property line, shall comply as shown on Exhibit <br />A - Site Plan. <br /> <br />3. No additional fences or walls, and no changes to the location and design of the <br />new screen wall shall be made without prior approval of the Community <br />Development Director. <br /> <br />C. Signage and Exterior Building Features <br /> <br />1. Signage shall be established in compliance with Exhibit E. Any modifications or <br />changes to the sign program (including building identification and <br />directional/drive-up informational signage) shall be submitted for review and <br />approval by the Community Development Director. <br /> <br />2.. Prior to issuance of building permits, revised elevations and details of the exterior <br />finishes shall be submitted and for review and approval by the Community <br />Development Director. Said elevations shall include the following modification to <br />Exhibit B - Elevations: <br /> <br />1. The split face CMU shall be replaced with a smooth. plaster finish with <br />horizontal recessed reveal lines. <br /> <br />3 . Waterproof coating for the cement plaster exterior shall be provided to prevent <br />staining and water discoloration. <br /> <br />D. Lighting <br /> <br />1. Prior to issuance of building permits, design details for the proposed light <br />fixtures shall be submitted for review and approval of the Community <br />Development Director. <br /> <br />2. Prior to issuance of building permits, a final on-site lighting plan including <br />specifications of lighting standards and photometric calculations shall be <br />submitted for review and approval of the Community Development Director and <br />the Engineering and Transportation Department. Said plan shall include details <br />regarding location, pole height, luminaire type, manufacture/model number, bulb <br />type, candle power, and light levels. <br /> <br />3. On-site lighting shall be high-pressure sodium or other energy-conserving <br />lighting and shall be designed and located so as to not interfere with traffic on <br />adjacent streets and so as not to shine on adjacent properties, details subject to <br />the approval of the City Engineer and the Community Development Director. <br />Lighting shall not shine off-site onto adjacent properties or into the public right- <br />of-way.
