<br />J. Prior to issuance of building permits, the applicant shall comply with the <br />provisions of the City's Grading Ordinance and the Urban Runoff Clean Water <br />Program. The City requires a grading permit any time more than fifty (50) cubic <br />yards of materials are moved or more than 5,000 SF of surface is disturbed. The <br />Ordinance requires: 1) An erosion control and sediment plan be prepared, <br />submitted and approved by the City prior to issuance of the Grading Permit. 2) An <br />Operation and Maintenance Information for Stormwater Treatment Measure form <br />be completed <br /> <br />K. All catch basins within the work area and the nearest off-site catch basin(s) shall <br />be protected with filter fabric, silt sacks or other method as approved by the City <br />Engineer, to prevent silt and debris from entering the on-site and off-site storm <br />drain systems. <br /> <br />L. No construction materials and/or equipment shall be stockpiled or parked within <br />the City right-of-way without the City Engineer's approval. <br /> <br />M. The Urban Runoff Clean Water Program requires that all runoff be treated to <br />remove sediment and water borne pollutants prior to discharge into a public <br />facility. Examples of control measures include, but are not limited to: routing of <br />pavement and roof runoff through vegetated swales, vegetated filter strips or <br />landscaped areas in lieu of direct hydraulic connection to the storm drain system; <br />structural control measures, such as oil/water separator(s), sand filter(s), fossil <br />filter( s) or other methods that may be proposed by the applicant and approved by the <br />City Engineer to intercept and pretreat storm water prior to discharging to the storm <br />drain system; and/or other Best Management Practices that the applicant may <br />propose. On projects of this type, this can typically be handled by modifying the <br />existing on-site catch basins to accommodate fossil filters. <br /> <br />N. Trash enclosures and/or recycling areas must be completely covered; no other area <br />shall drain onto this area. <br /> <br />0. All on-site storm drains must be labeled "No Dumping - Drains to Bay" using <br />thermoplastic paint. <br /> <br />P. All on-site storm drains must be cleaned at least twice a year; once immediately prior <br />to the rainy season (October 15) and once in January. Additional cleaning may be <br />required by the City Engineer. <br /> <br />Q. The parking lot depth of stalls shall be 18.5' instead of 18'. If the concrete walk <br />way is at the same grade as the paved parking area, wheel stops shall be installed. <br />Bollards may be proposed instead of wheel stops, subject to the review and <br />approval by the Community Development Director of the design and placement. <br />The site shall provide bike racks for promoting multi-modal transportation. <br /> <br />R.
