Cooke, Principal En . eer~(f;a SUBJECT PROJECT/PROJECT DESCRIPTI~~ RESOLUTION APPROVING PARCEL MAP 9401 AND SUBDIVISION IMPROVEMENT AGREEMENT FOR CONDOMINIUMS AT 101 CALLAN AVENUE, ASSESSOR'S PARCEL NO. 077-0551-065-03, OWNER: SL 101, LLC SUMMARY AND RECOMMENDATION Staff recommends adoption of a resolution approving Parcel Map 9401 and the associated subdivision improvement agreement for condominium purposes subject to the Conditions of Approval listed in Exhibit A attached to the resolution. BACKGROUND Analysis The subject property is located at 101 Callan Avenue, east of East 14th Street and Callan Avenue. The site is approximately 0.36 acres and is currently occupied by a four-story office building. SL 101, LLC requests that the building be converted to 24 commercial condominiums. One floor of offices will be used as a business office for the Montessori Center. The Conditions of Approval for Parcel Map 9401 requires certain improvements prior to the approval of this map, namely that the damaged sidewalk, curb and gutter in front of the property be replaced. The City and the applicant have entered into a subdivision improvement agreement for the improvements, and securities have been received to guarantee performance.
