<br />CITY OF SAN LEANDRO <br />PLANNING SERVICES DIVISION <br /> <br />MEMORANDUM <br /> <br />DATE: April 3, 2007 <br /> <br />TO: Ken Joseph, City Engineer <br /> <br />FROM: Sally Barros, Planner II <br /> <br />SUBJECT: City Planner's Report on Parcel Map Number 9401; SL 101, LLC (applicant and <br />property owner) <br /> <br />INTRODUCTION <br /> <br />Pursuant to Title VII, of Chapter 1 of the San Leandro Municipal Code, please accept this as the <br />City Planner's Report on Parcel Map 9401. <br /> <br />BACKGROUND <br /> <br />The sub~ect property is located on the south side of Callan A venue, east of the intersection with <br />East 14t Street. The site encompasses an area of approximately 15,572 square feet (0.35 acres). <br />The property is zoned CD Commercial Downtown. <br /> <br />On February 15, 2007, the property owner received a Zoning Permit and Parking Exception <br />(PLN2006-00108) from the Board of Zoning Adjustments to create 24 individual ownership units <br />from the existing four-story office building that comprises 49,271 square feet. <br /> <br />DETAILS OF PROPOSAL <br /> <br />Parcel Map 9401 proposes to create a single lot subdivision, or condominium map, to allow for <br />individual ownership of 24 office units within the existing building at 101 Callan Avenue, with all <br />common areas governed by a Property Owners Association through Covenants, Conditions and <br />Restrictions. <br /> <br />STAFF ANALYSIS <br /> <br />The proposed parcel map defines the property line boundaries. The map conforms to the <br />discretionary approvals for a Zoning Permit and Parking Exception (PLN2006-00 1 08) which <br />was processed to review parking, landscaping, signage, Building and Fire code conformance and <br />other site conditions. The Parking Exception was required as the 108 parking stalls provided for the <br />building is both off-site (at the adjacent city-owned Estudillo Garage and the Hyde Street Parking <br />Lot) and is less than the required 159 spaces per the current Zoning Code requirements. <br />
