<br />III. ADDITIONAL PLAN SUBMITTALS <br /> <br />A. Prior to approval of Final Map, the developer shall submit final landscape <br />and irrigation plans for the review and approval of the Community <br />Development Director. The plans shall include such details as, I) tree size, <br />species and location; 2) shrubs and groundcovers; 3) installation <br />specifications; 4) irrigation details; 5) water conservation techniques; and <br />6) maintenance programs. To reduce on-site water consumption and <br />reduce the energy required for the pumping and distribution of water, <br />drought-resistant native species shall be used for site landscaping where <br />possible. In addition, the landscape plan shall include tree planting in the <br />front yards of the two Herma Court attached townhomes. All trees planted <br />on the property or within the City right-of-way shall have a minimum <br />canopy height of eight feet above walkways and fourteen feet above any <br />roadway. The locations, species and sizes shall also be subject to the <br />review and approval ofthe Community Development Director. <br /> <br />B. Prior to approval of Final Map, the developer shall submit final plans and <br />details for all the perimeter soundwalls and all fencing for the review and <br />approval of the CommUl1ity Development Director. The plans and details <br />shall show location, height, decorative features, and construction details <br />showing materials and finishes to be used for construction. All necessary <br />permits or approvals shall be obtained to construct said walls. <br /> <br />C. Prior to issuance of building permits, design details for the dwellings shall <br />be submitted for review and approval of Community Development <br />Director to ensure the quality of the exterior design. Specifically, the final <br />exterior elevation's details and specifications, including but not limited to <br />the selected windows, window sills, raised trim, wood railing for <br />balconies, entry doors, and garage doors shall be submitted to the <br />Community Development Director for review and approval. <br /> <br />D. Prior to issuance of building permits, a final plan illustrating decorative <br />paved areas such as the entry driveways, in front of the garage doors, the <br />uncovered guest parking spaces and the patios shall be submitted. The <br />decorative paving borders within the interior driveway auto court shall be <br />designed as brick-like stamped concrete, details subject to the review and <br />approval of the Community Development Director. <br /> <br />E. Prior to issuance of building permits, a final plan for the driveway paving <br />shall be submitted which includes a speed hump or similar traffic calming <br />device adjacent to the open space area.
