COMPLIANCE WITH APPROVED PLANS <br /> <br />A. The applicant and/or property owner shall comply with Exhibits A through E, dated <br />February 16, 2006, and Exhibit F, dated April 17, 2006, except as hereinafter <br />modified. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is informed <br />of its terms and conditions. <br /> <br />II. PERMITTED USE <br /> <br />A. This conditional use permit is to operate a used car dealership with the incidental <br />detailing of the vehicles that are for sale on the property at 14833 East 14th Street, <br />Alameda County Assessor's Parcel Number 77D-1475-14, for an interim period <br />not to exceed five years as requested by the applicant and property owner. <br />Detailing of vehicles other than the vehicles for sale on the lot shall not be <br />permitted. In addition, repair, maintenance, or washing of vehicles shall not be <br />permitted on the property. The hours shall be restricted to 9:00 a.m. to 7:00 p.m., <br />Monday through Friday, and 9:00 a.m. to 6:00 p.m. Saturday and Sunday. Any <br />change or addition to the operation of the used car sales, including but not limited <br />to repair and maintenance services, or extended hours of operation shall be <br />submitted in writing to the Community Development Director. Said written <br />request shall be subject to the review of the Community Development Director, <br />who may approve administratively or direct to the Board of Zoning Adjustments <br />for a formal public hearing as a modification to the use permit. This use permit <br />shall lapse in five years, April 17, 2011, at which time the use shall cease unless <br />the Board of Zoning Adjustments grants a conditional permit to allow used car <br />sale operations to continue on the property.
