<br />IReSidential Replacement Sitesl <br /> <br />The following sUNey of available residential units was conducted over an eight-week <br />period ending in August of 2005. The sUNey utilized local newspapers and apartment <br />managers. It should be understood that not all available sites were included in this analysis. <br />Available residential properties that were not listed in traditional advertisements may have been <br />overlooked. It is possible that some dv.ellings that remained on the market in excess of four <br />weeks were counted twice. <br /> <br />While a motel room for rent in a residential motel would be the most comparable <br />replacement housing for the affected households, such housing is limited in the area but may be <br />available at residential motels in surrounding communities. Studio apartments, when available, <br />would be the second most comparable housing. This sUNey found that an average of six studio <br />apartments become available each month in San Leandro. If sufficient motel rooms and studio <br />apartments are not available at the time of displacement, then one-bedroom apartment units <br />may be utilized to accommodate the needs of the households. Therefore, rooms for rent, studio <br />apartments, and one-bedroom apartments were utilized to determine the availability of <br />comparable replacement housing. When larger units were required to accommodate the size of <br />a household, two- and three-bedroom apartments were considered in this study. <br /> <br />The following tables show rental units that were available during the search period. <br />These units are generally superior to the acquired units in terms of quality, condition, and <br />amenities. The majority of apartments include some utilities in the rent rate. Typically, the <br />landlord pays water, sewer and garbage. However, in most cases the tenant is required to pay <br />for gas and electric. Tenants will be compensated for an increase in utility cost through the <br />Agency's Relocation Assistance Program. No determination has been made as to the direct <br />comparability of these units to the motel rooms. That determination will be made based on a <br />closer examination of the available replacement sites. <br /> <br />Hotel Rooms for Rent. The Islander Motel Lodge operates two similar facilities in the <br />area. The Hayward Islander Motel Lodge is located at 29083 Mssion Boulevard. The Hayward <br />motel has 89 studio rooms for rent on a weekly basis. The weekly rent for these units starts at <br />$219. The property is located less than 9.5 miles 1i"om the San Leandro Islander Motel Lodge. <br /> <br />The Alameda Islander Motel Lodge is located at 2428 Central Avenue in Alameda. This <br />motel is a 63-unit facility that rents rooms to occupants on a weekly basis for a minimum of <br />$291.50. The Alameda property is located less than 9 miles from the San Leandro property. <br />The Agency prefers to use this opportunity to help households relocate into more permanent <br />replacement housing and intends to use hotel rooms as replacement sites only as a last resort <br /> <br />Studio and One-Bedroom Apartments For Rent. It is estimated that 16 <br />households will need to relocate into rooms for rent, studio apartments and one-bedroom <br />apartments. The sUNey of available rentals found that there is an average of six studio <br />apartments and eleven one-bedroom apartments available every month in San Leandro.
