<br />EXHIBIT B <br />SCOPE OF DEVELOPMENT <br /> <br />The Developer, Mercy Housing California, shall renovate/rehabilitate the existing <br />building (formerly the Islander Motel) at 2398 East 14th Street into 68 rental units: <br />sixty-five (65) studio rental units, two (2) one bedroom units and one (1) two- <br />bedroom manager's unit along with 62 on-site parking spaces. The <br />rehabilitation/renovation scope for this property shall also include the following: <br /> <br />. Enclosing a portion ofthe ground floor below the existing concrete <br />podium deck overhang to provide new enclosed secure entry / elevator <br />lobby with attached reception desk area and two private offices for use by <br />management, and a new enclosed community room with kitchen facilities <br />and access to the rear yard. <br />. Provision of a common space (e.g., computer room) for tenant use on the <br />second floor. <br />. Re-Iandscaping the rear yard with amenities still to be confirmed. <br />. Re-striping the existing indoor and outdoor parking lots to provide one <br />van accessible and two "regular" accessible stalls. Repaving of existing <br />concrete parking lot <br />. Providing new security gates at the driveway entries to both the enclosed <br />and open parking areas. <br />. Improving the new fac;:ade through paint, diverse materials, new front <br />windows, and new decks & front enclosure. <br />. Upgrading the existing elevator to provide the maximum level of <br />accessibility for car controls and access. <br />. Reconfiguring 5% of the units to provide accessible unit entry, kitchenette <br />and bathroom. <br />. Removing and replacing unit entry doors with new 20-minute labeled fire <br />rated doors and frames. <br />. Removing and replacing laundry and mechanical room doors at exit <br />corridors with new 60-minute labeled doors and frames. <br />. Removing existing windows and replace with new aluminum nail-fin <br />frames and insulated glass. Existing exterior finishes to be cut back so as <br />to allow for proper window and weatherproofing flashing installation at all <br />openmgs. <br />. Installing wall, roof and ceiling insulation where framing has been <br />exposed during the structural remediation work. <br />. Removing & replacing all existing floor finishes; repainting all units in <br />their entirety. <br />. Inspecting all existing electric wall heaters; replacing defective heaters as <br />required. Inspecting all existing heater thermostats and replacing as <br />required. <br />. Removing and replacing all existing bathroom and any other exhaust fans <br />at each unit. <br /> <br />Exhibit B <br />Page 1 of2 <br />
