<br />. Grocery Outlet Appeal, 1550 East 14th Street. In response to the appeal from <br />Grocery Outlet, the Board of Zoning Adjustments upheld the decision of the City's <br />Zoning Enforcement Officer and found that Grocery Outlet is a supermarket, not a <br />specialty neighborhood store. In response to further appeal, a public hearing of the <br />City Council is being scheduled in July 2007. <br /> <br />5. Update on Development Projects <br /> <br />Housing Manager Liao updated the Committee on the following project: <br /> <br />. Single Family Residential Rehabilitation Program. The RFP for program <br />administration was sent to three agencies- Davis Street Family Resource Center, <br />Alameda County Community Development Department, and Neighborhood <br />Solutions. Proposals were received from Davis Street and Neighborhood Solutions. <br />Staff is recommending that the Agency retain Neighborhood Solutions to continue to <br />operate the program. In the past, Neighborhood Solutions has proven the funding has <br />been spent, marketed the program well and made recommendations for program <br />improvement. This recommendation is agendized on the consent calendar of the July <br />2, 2007 Council meeting. <br /> <br />Interim Community Development Director Sims updated the Committee on the following <br />projects: <br /> <br />. Firehouse Office Building, 1040 Davis Street. The Firehouse office building is near <br />completion and McNealy construction plans to move in to part of the building next <br />month. Additional tenants are being sought for the remaining space. <br /> <br />. Suzuki, 517 Marina Boulevard. Mr. Batarse has commenced construction of the <br />Suzuki dealership on Marina Boulevard by the Volvo dealership. Completion is <br />anticipated by Spring 2008. The showroom is being built to accommodate two <br />brands. Another dealership has yet to be identified. <br /> <br />. 1595 Washington Avenue. The Agency entered into an Exclusive Negotiating <br />Agreement (ENA) with ElF Communities in January 2007 for the development of <br />1595 Washmgton Avenue, the former EBMUD site. ElF Communities recently <br />notified the agency that they will not be proceeding with the project due to a change <br />in market conditions. The Agency will be considering other developers and plans to <br />bring another ENA back to the Committee. The envisioned development, consistent <br />with the TOD draft strategy, is for 9 - 15 units and retail on Washington Boulevard. <br /> <br />. Levitz, 3199 Alvarado Street. Levitz is vacating their store and warehouse on <br />Alvarado Street in response to a change in their retail approach. They plan to open <br />smaller stores similar to their store at Southland Mall in Hayward. The property is on <br />the market for lease and there is lots of interest from industrial and retail users. <br /> <br />3 <br />
