<br />CONDITIONS OF APPROVAL <br /> <br />PLN2005-00005; Planned Development <br />15301 Farnsworth Street <br />Trinh Hoang (Applicant and Property Owner) <br /> <br />I. COMPLIANCE WITH APPROVED PLANS <br /> <br />A. The property owner shall comply with Exhibits A through D, attached to the staffreport <br />dated November 7,2005, except as hereinafter modified. <br /> <br />Exhibit A - Site Plan (Sheet AO) <br />Exhibit B - Floor Plans (Sheet AI) <br />Exhibit C - Elevations of New Dwelling (Sheet A2) <br />Exhibit D - Streetscape Elevation (Sheet A3) <br /> <br />B. The applicant and/or property owner shall be responsible for assuring that any successor <br />in interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br /> <br />II. PERMITTED USE <br /> <br />A. This Planned Development is an approval to subdivide the existing 10,258 square foot <br />parcel into a 4,583 square-foot interior lot and a 5,675 square foot comer lot and to <br />build a new 2,700 square-foot two-story dwelling, including 2,300 square feet of livable <br />area and a 449 400 square-foot garage at 15301 Farnsworth Street; Assessor's Parcel <br />Number 80G-1369-19. <br /> <br />B. No application for amendment of the application or Conditions of Approval may be <br />submitted or accepted for processing by the city unless (i) there is full compliance with <br />all terms of the application and Conditions of Approval; or (ii) the Community <br />Development Director can waive compliance with the terms of the application if they are <br />minor in content. <br /> <br />C. The improvements provided for under this approval will be considered the minimum <br />standards. Any significant changes to this Planned Development shall be subject to the <br />review of the Community Development Director to determine if they are significant and <br />require an amendment to the Planned Development or can be approved administratively <br />as not being significant changes. <br /> <br />III. ENGINEERING AND TRANSPORT A TION CONDITIONS <br /> <br />A. The proposed development shall comply with City ordinances, policies and regulations. <br />All improvements shall be in accordance with the City's Design Standards, Specifications <br />and Standard Plans unless otherwise specifically approved by the City Engineer. <br /> <br />Agreement to Conditions <br />PLN2005-00005 <br /> <br />November 7,2005 <br />Page 3 of6 <br />
