<br />IV. LANDSCAPINGIFENCING <br /> <br />A. Prior to issuance of a Building Permit for the project, a landscape and irrigation plan for <br />both lots shall be submitted for review and approval of the Community Development <br />Director. The plan shall include two 24-inch box trees (one each to be planted on the two <br />front lawn areas), and shall indicate vines and shrubs to be planted in front of the new <br />dwelling. Proposed new fencing to replace the existing chain link fence shall also be <br />shown on the plan. <br /> <br />B. All landscaping shall be installed prior to occupancy of the new unit, details subject to <br />approval of the Community Development Director. <br /> <br />C. The property shall be landscaped according to the approved landscape plan. Any <br />changes to this plan must be reviewed and approved by the Community Development <br />Director. <br /> <br />D. All landscaping shall be maintained on both the interior and corner lot in accordance <br />with the approved landscape plan. <br /> <br />E. Landscaping shall be maintained in a weed free condition at all times. <br /> <br />F. All landscaped areas shall be provided with an automatic irrigation system, details <br />subject to the Community Development Director. <br /> <br />V. FIRE DEPARTMENT <br /> <br />A. Project is required to meet minimum Fire and Building Code standards. Plans shall be <br />submitted for review to the building and fire departments prior to the start of <br />construction. <br /> <br />VI. GENERAL CONDITIONS <br /> <br />A. Prior to issuance of building permits, the applicant shall record a Limitation of Use <br />(prepared by staff), restricting the new unit to single-family use, only. The document <br />shall be notarized and recorded at the Alameda County Assessors Office. <br /> <br />B. Developer shall pay its City development, permitting, and plan checking fees in <br />accordance with the fee schedules in effect at the time of the approval of each final map <br />for development. <br /> <br />C. Prior to issuance of building permits, the applicant shall pay school fees as mandated by <br />the State of California. <br /> <br />D. Pursuant to Zoning Code Section 5-2218, this approval shall lapse in 18 months time, <br />on May 7, 2007 unless a) there is diligent progress evidencing good faith intent to <br />commence the intended use, or b) a written request for a one-year extension of the <br />Planned Development is approved by the Community Development Director. <br /> <br />Agreement to Conditions <br />PLN2005-00005 <br /> <br />November 7, 2005 <br />Page 5 of6 <br />
