EXHIBIT A CITY ENGINEER'S REPORT FOR FINAL MAP OF TRACT 7810 FINDINGS Pursuant to the provisions of Section 7-1-315 of the San Leandro Municipal Code, I have examined the Final Map for Tract 7810 and find that it is in substantial conformance with the approved Vesting Tentative Map, and that the subdivider has either satisfied or provided security for the improvements in compliance with Title VII, Chapter 1 of the San Leandro Municipal Code and the State Subdivision Map Act and requirements of the Conditions of Approval, which are described below, for Vesting Tentative Map Tract 7810. CONDITIONS OF APPROVAL VESTING TENT A TIVE MAP CONDITIONS (ENGINEERING DEPARTMENT) 1. The proposed development shall comply with City ordinances, policies and regulations. All improvements shall be in accordance with the City's Design Standards, Specifications and Standard Plans unless otherwise specifically approved by the City Engineer. 2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in which the applicant may protest the imposition of any fees, dedications, reservations, or other exactions imposed on this Project by these Conditions of Approval) will begin on the date of the conditional approval of this Project. If you fail to file a protest within this 90- day period, complying with all of the requirements of Government Code Section 66020, you will be legally barred from later challenging any such fees, dedications, reservations or other exactions. 3. Design review fees, development impact fees, permit fees, inspection fees, and any other fees charged by the City or other reviewing agencies for the review, approval, permitting and inspection of the above listed public improvements shall be paid by the Developer. 4. Prior to the issuance of building permits, the Developer shall obtain City Council approval of the Final Map and enter into a Subdivision and Public Improvement Agreements and other agreements required by the City Engineer for the project. The Final Map shall show all of the utilities such as sewer, water, gas, electric, storm, etc. 5. Site Improvement Plans for all on-site and off-site improvements shall be approved by the City Engineer prior to the issuance of Building Permits for the project. All improvements shall be designed and constructed in accordance with the City's Design Standards, Specifications and Standard Plans, unless otherwise specifically approved by the City Engineer.
