Heathom (property owner), Kier & Wright Civil Engineers and <br />Surveyors. <br /> <br />INTRODUCTION <br /> <br />Pursuant to Title VII, of Chapter 1 of the San Leandro Municipal Code, please accept this as the <br />City Planner's Report on Parcel Map 9175 referenced above. <br /> <br />BACKGROUND <br /> <br />In 1998, N.V. Heathom (NVH) purchased the subject property, which was formerly used for food- <br />processing. The site is in the Plaza 2 Redevelopment Plan and NVH entered into an Owner <br />Participation Agreement (OP A) to construct a new office building and use the property for its <br />general contracting business. The OP A is for a duration of 30 years (1998 to 2028). <br /> <br />NVH is in the process of consolidating its business on to 1155 and 1159 Beecher Street, leaving the <br />1177 Beecher Street building as a surplus space. NVH plans to subdivide the site, maintain <br />ownership and business operations on 1155 and 1159 Beecher, and sell off 1177 Beecher Street. <br /> <br />The properties across the street are occupied by Trans-Box Distribution and Eric F. Anderson <br />Construction Consultant. Adjacent to the east is the Costco parking lot. <br /> <br />DETAILS OF PROPOSAL <br /> <br />Parcel Map 9175 proposes to subdivide the subject site comprising approximately 2.29 acres into <br />the following three parcels: <br /> <br />. Parcel 1, 1177 Beecher Street, 0.53 acre containing a small warehouse building and a small <br />accessory building. <br />. Parcel 2, 1159 Beecher Street, 1.25 acres containing a warehouse and light manufacturing <br />building. <br />. Parcel 3, 1155 Beecher Street, 0.51 acre containing a two-story office building. <br /> <br />NVH would continue to own and operate its business on Parcels 2 and 3. A reciprocal access <br />easement and a reciprocal parking easement are proposed for Parcels 2 and 3 to maintain the <br />
