The proposed second story addition to the existing single-family home shall be <br />redesigned and/or reoriented over the first story to provide a more balanced <br />appearance to the entire structure. The revised plans shall be submitted for review <br />and approval of the Zoning Enforcement Official who may administratively <br />approve or require review by the Board of Zoning Adjustm~nts as a modification <br />the Site Plan Review. <br /> <br />C. Construction of the addition to the existing home and the new two-story, two- <br />family home shall remain in substantial compliance with the approved plans and <br />exhibits. Any change to the project design, materials or colors shall be subject to <br />review and approval of the Community Development Director who may <br />administratively approved or require review by the Board of Zoning Adjustments <br />as a modification to the Site Plan Review. <br /> <br />D. Plans submitted for building permits shall include the following: <br /> <br />1. The uncovered required parking space on the east side of the existing front <br />residence shall be relocated to the rear of the building, on the south east side. <br /> <br />2. A new design for the garage door on the front residence, subject to review <br />and approval of the Zoning Enforcement Official; <br /> <br />3. Existing windows on the front residence shall be trimmed to match the new <br />window trim; <br /> <br />4. All double-hung windows shown on the plans that are not required in order <br />to satisfy ingress/egress requirements shall be changed to sliders to match the <br />primary window style of each of the dwelling units. <br /> <br />5. Attic vents shall be rectangular, not round as shown, and shall be trimmed <br />similar to the windows. <br /> <br />6. Indicate the location of washers, dryers and water heaters in each of the <br />units. <br /> <br />E. Prior to issuance of building permits, a final landscape and irrigation plan shall be <br />submitted for the project site, and shall include a landscape strip no less than 18 <br />inches wide, between the driveway and fence along the easterly side property line, <br />and containing a fast growing vine or bushes. At a minimum, the planting plan will <br />be required to have trees with a minimum size of 15 gallons. The landscape plan <br />shall also include a pallet of flowering shrubs or plants that have colorful foliage and <br />turf and/or groundcover planting.
