Applicant applied for and received an approval for a Major Residential Site Plan Review for a proposed first and second-story addition to the rear ofthe existing 482 square-foot single-family dwelling at 1321 145th Avenue. The proposal also includes bringing up to code the existing 482 square-foot first story living area. The proposed first and second story addition will comprise of approximately 890 square feet; combined with the 482 square feet of the existing first-story, the total new livable space being added will be 1,372 square-feet in area. The resulting total living area for the entire residence will be 1,854 square feet and would have a total of four bedrooms and four bathrooms, a living room, dining room, family room and kitchen. The property is located in the RS - Residential Single-Family District; Assessor's Parcel Number 77D-1456-8-1. NOW, THEREFORE, pursuant to the applicable provisions of the Zoning Code, it is mutually agreed as follows: 1. Applicant agrees to comply with the Conditions of Approval set forth by the City of San Leandro Zoning Enforcement Official (ZEO), more specifically described in the list of Conditions of Approval, attached hereto, and as described in the exhibits on file in the Community Development Department, all of which are incorporated herein by this reference. 2. This agreement shall be binding upon and inure to the benefit of the parties hereto and their respective heirs, successors, and assigns. 3. City is authorized to record this agreement and any amendments thereto with the Alameda County Recorder, California. All amendments hereto must be in writing and signed by the appropriate authorities of the City and Applicant.
