<br />IN THE CITY COUNCIL OF THE CITY OF SAN LEANDRO <br /> <br />RESOLUTION NO. 2007-110 <br /> <br />(3123) <br /> <br />RESOLUTION APPROVING FINDINGS FOR <br />VESTING TENTATIVE MAP TRACT 7917 <br />PLN2007 -00036 <br />15101 WASHINGTON AVENUE <br />ASSESSOR'S PARCEL NO. 80H-1515-008-02 <br /> <br />Findings <br /> <br />The City Council of the City of San Leandro finds that the proposed map, together with the <br />provisions for its design and improvements, are as follows: <br /> <br />A. The proposed map will be consistent with the General Plan in that it provides for a high <br />density residential use project within a site that has been designated in the General Plan <br />as High Density Residential. In addition, goals of the Housing Element are fulfilled as the <br />project will provide four for-sale affordable homes. The City Engineer has determined <br />that Tentative Map 7917 is consistent with the City's Subdivision Ordinance. <br /> <br />B. The design and improvements of the proposed subdivision are consistent with the <br />General Plan in that it includes an orderly division of parcels which are adequately served <br />by streets and with drainage for the mixed-use development. <br /> <br />C. The site is physically suitable for residential development in that it is relatively flat, and <br />there are no known problems regarding cultural, historical or scenic aspects. <br /> <br />D. The proposed density of development of approximately one dwelling unit per 2,160 <br />square feet (20units/acre) will be compatible with adjacent existing high-density multi- <br />family development to the south and low density residential development to the west. <br /> <br />E. The design of the subdivision or proposed improvements is not likely to cause substantial <br />environmental damage or substantially and avoidably injure fish or wildlife or their <br />habitat. <br /> <br />F. Several agencies, including Alameda Flood Public Works have been involved in <br />reviewing the development project and have determined, with implementation of adopted <br />mitigation measures (approved with project), no significant impacts are anticipated. <br /> <br />G. The design of the subdivision or type of improvements is not likely to cause serious <br />public health problems. A multi-family residential use project ofthis size will not involve <br />significant amounts of hazardous materials or products. <br />
