Prior to Certificate of Occupancy, all final planting and irrigation facilities, and solid <br />wood perimeter fencing shall be completely installed to the satisfaction of the <br />Zoning Enforcement Official. In addition, all existing trees and shrubs that will be <br />retained per Exhibit G, shall be selectively pruned to improve their form and <br />appearance, to the satisfaction of the Zoning Enforcement Official. The minimum <br />size for new shrub planting shall be five gallons and the minimum size for the <br />ground cover shall be one-gallon or from flats with the necessary spacing to cover <br />the planter areas in a growing season. Pursuant to Article 16 of the Zoning Code <br />pertaining to fencing in the RO Residential Outer District, the maximum height of <br />fencing on the property shall be six feet except in the required 20- foot front yard <br />setback where the maximum height shall not exceed three feet tall. <br /> <br />E. Within 60 days of the Board of Zoning Adjustments approval of this use permit, <br />the property owner shall submit a revised final planting plan which shall include <br />additional trees along the rear property line and the southeast edge of the property <br />to the Community Development Director for review and approval. The species of <br />the additional trees specified on the final planting plan shall have a medium to fast <br />growth rate and a height and canopy so as to soften the appearance of the two- <br />story structure on the subject property and so as to provide privacy between the <br />second floor windows on the two-family home and the adjacent properties. The <br />additional trees shall have a minimum size of 15 gallons. <br /> <br />III. ENGINEERING REQUIREMENTS <br /> <br />A. The proposed development shall comply with City ordinances, policies and <br />regulations. All improvements shall be in accordance with the City's Design <br />Standards, Specifications and Standard Plans unless otherwise specifically approved <br />by the City Engineer. <br /> <br />B. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the <br />City HEREBY NOTIFIES the applicant for this Project that the 90-day approval <br />period (in which the applicant may protest the imposition of any fees, dedications, <br />reservations, or other exactions imposed on this Project by these Conditions of <br />Approval) will begin on the date of the conditional approval of this Project. If you <br />fail to file a protest within this 90-day period, complying with all of the <br />requirements of Government Code Section 66020, you will be legally barred from <br />later challenging any such fees, dedications, reservations or other exactions. <br /> <br />C. The applicant and/or property owner shall apply and receive approval of a <br />Subdivision Map to create a condominium lot. <br /> <br />D. The proposed Conditions, Covenants, and Restrictions (CC&Rs) for the project <br />shall be approved by the City prior to approval of the final map. <br /> <br />E.
