Cooke, Principal E gineer ~~~/~~ <br />a ~`~~ ~.~ <br />SUBJECT PROJECT/PROJECT DESCRIPTION: <br />RESOLUTION APPROVING PARCEL MAP 9600 FOR 1951 FAIRWAY DRIVE, SAN <br />LEANDRO, ASSESSOR'S PARCEL NO. 077A-0646-005-02, OWNER AND SUBDIVIDER: <br />FAIRWAY SAN LEANDRO, LLC <br />SUMMARY AND RECOMMENDATION <br />Staff recommends adoption of a resolution approving Parcel Map 9600 subject to the Conditions <br />of Approval listed in Exhibit "A" attached to the resolution. <br />BACKGROUND <br />Analysis <br />The subject property is a 17.6 acre lot located on the north side of Fairway Drive to the east of <br />Menlo Street. The property is located in the Industrial General District (IG district) and is <br />currently developed with a 312,000 square foot warehouse building. The applicant is proposing <br />to split the existing parcel, leaving the existing warehouse building on the easterly 14.2 acre lot <br />(Parcel A), and eventually constructing a new building on the 3.4 acre parcel to the west (Parcel <br />B). <br />The site plan for the proposed building on Parcel B has been reviewed under PLN2007-00028. <br />The location, size, height and property line setbacks for this new building will comply with the <br />development standards for the IG district. The proposed site plan for this new parcel includes <br />adequate parking based on the size of the proposed building and accommodates a range of uses <br />permitted in the IG district. <br />The new Emergency Vehicle Access Easement (EVAE) for Parcel B will not be dedicated with <br />this parcel map. The Conditions of Approval, attached as Exhibit "A" to the resolution, will <br />require that the EVAE be recorded prior to the issuance of a building permit for the new <br />warehouse structure. The map will not be released for recordation until all items expressed in <br />the Conditions of Approval have been completed and their completion is guaranteed by bonding <br />or subsequent permit approval. <br />
