COMPLIANCE WITH APPROVED PLANS <br />A. The applicant shall comply with Exhibits A through C, attached and dated <br />September 11, 2007, except as hereinafter modified. (Exhibits are on file <br />at the City of San Leandro Community Development Department, 835 <br />East 14th Street, San Leandro, California). <br />Exhibit A -Site Plan <br />Exhibit B - Proposed Floor Plan <br />Exhibit C - Elevations <br />B. The applicant and/or property owner shall be responsible for assuring that <br />any successor in interest who assumes responsibility for this zoning <br />approval is informed of its terms and conditions. <br />II. USE RESTRICTIONS <br />A. This Administrative Review and Exception approves the establishment of a <br />secondary unit within an existing detached accessory building with a side <br />yard setback of two feet eight inches where afive-foot setback is required. <br />The existing structure comprises of a total of approximately 495 square feet <br />in area; the secondary unit will comprise of approximately 366 square feet <br />and the remaining portion of the building is an independently accessible <br />storage area comprising of approximately 128 square feet in area. The <br />proposed secondary unit shall not exceed 30% of the existing heated floor <br />area of the main dwelling, which comprises approximately 1,980 square <br />feet, or 450 square feet, whichever is less. Thus, the secondary dwelling <br />shall not exceed a maximum of 450 square feet in floor area. The <br />secondary unit would include living area, a kitchen and a bathroom. The <br />detached secondary unit is situated on the property at 628 Broadmoor <br />Boulevard, also known as Alameda County Assessor's Parcel Number 75- <br />293-13. <br />Condirions of Approval September 11, 2007 <br />PLN2007-00046 Page 1 of 4 <br />
