EXHIBIT "A" <br />CITY ENGINEER'S REPORT & CONDITIONS OF APPROVAL FOR <br />PARCEL MAP 9600 <br />1951 FAIRWAY DRIVE <br />SAN LEANDRO, CA <br />FINDINGS <br />Pursuant to the provisions of Section 7-1-520 of the San Leandro Municipal Code, I have <br />examined Parcel Map 9600 and find that it is in compliance with Title VII, Chapter 1 of the San <br />Leandro Municipal Code and the State Subdivision Map Act. <br />The future development of Parcel "B" shall be approved with the conditions of approval listed <br />below. <br />1. Proposed development shall comply with City ordinances, policies, and regulations. <br />All improvements shall be in accordance with the City's Design Standards, <br />Specifications, and Standard Plans unless otherwise specifically approved by the City <br />Engineer. <br />2. An Emergency Vehicle Access Easement (EVAE) shall be dedicated prior to issuance <br />of the building permit for Parcel "B". The Alameda County Fire Department must <br />approve said easement. <br />Site Improvement Plans for all on-site and off-site improvements shall be approved by <br />the City Engineer prior to the issuance of building permits for the project. All <br />improvements shall be designed and constructed in accordance with the City's Design <br />Standards, Specifications and Standard Plans, unless otherwise specifically approved by <br />the City Engineer. <br />4. Applicant shall pay design review fees, development impact fees, permit fees, <br />inspection fees, and any other fees charged by the City or other reviewing agencies for <br />the review, approval, permitting and inspection of the public and/or private <br />improvements. <br />5. Prior to the issuance of building permits for the project, the Applicant shall obtain an <br />encroachment permit from the San Leandro Engineering and Transportation <br />Department for work to be performed within the public right-of--way, including but not <br />limited to the installation of a driveway for the secondary entrance. <br />6. The Applicant shall comply with the provisions of the City's Grading Ordinance and <br />the Urban Runoff Clean Water Program. The City requires a grading permit any time <br />
