B. Prior to approval of Final Map, the developer shall submit final plans and <br />details for the perimeter fencing and the fencing that encloses the private <br />yards to the homes, per Exhibit Q, for the review and approval of the <br />Community Development Director. The plans and details shall show <br />location, height, and construction details showing materials and finishes to <br />be used for construction. The landscaping adjacent to the common <br />driveway, within 15 feet of the Callan Avenue right-of-way line, shall be <br />maintained so it does not exceed three feet in height above the top of the <br />nearest adjacent curb and gutter to allow for adequate sight distance, or <br />unless otherwise approved by the City's Transportation Engineer. <br />C. Prior to approval of Final Map, the developer shall submit final details and <br />specifications, including material samples for the driveway serving the <br />homes for the review and approval of the Community Development <br />Director and the City Engineer. Said driveway detail and specifications <br />shall include colored concrete pavers as illustrated on Exhibit B and <br />Exhibit T. <br />D. Prior to issuance of building permits, all building plans and specifications <br />shall be submitted for review and approval to the Community <br />Development Director to ensure the quality of the exterior design. Said <br />plans and specifications shall indicate the exact type of exterior stone <br />finish, stucco siding and trim, stucco, wood brackets, rafter -tails, wood <br />siding, wood trim, architectural grade composition shingle, hung windows <br />(with simulated divided glass), and sectional roll -up garage doors with a <br />simulated carriage door appearance to ensure that the new single-family <br />residence's exterior materials and finishes meet the standards specified in <br />the approved exhibits. Any changes to the approved building plans and/or <br />specifications must be made in writing to the Community Development <br />Director, who may either administratively approve the modification or <br />bring it back to the Planning Commission for review. In addition, a final <br />colors and materials board shall be submitted for the exterior of the single- <br />family homes for the review and approval of the Community Development <br />Director, prior to issuance of building permits. <br />E. Prior to the issuance of building permits the applicant shall meet with City <br />of San Leandro staff to discuss various options to include Green Building <br />components in the design of the project <br />IV. ENGINEERING & TRANSPORTATION DEPARTMENT CONDITIONS <br />A. The proposed development shall comply with City ordinances, policies and <br />regulations. All improvements shall be in accordance with the City's Design <br />Standards, Specifications and Standard Plans unless otherwise specifically <br />approved by the City Engineer. <br />B. Pursuant to Government Code Section 66020, including Section 66020 (d) <br />(1), the City HEREBY NOTIFIES the applicant for this Project that the 90 - <br />day approval period (in which the applicant may protest the imposition of <br />any fees, dedications, reservations, or other exactions imposed on this <br />PLN2007-00050 Page 3 of 12 <br />Recommended Conditions of Approval October 11, 2007 <br />
