The project shall comply with Exhibits A through H, attached to the staff report <br />dated January 5, 2006, except as hereinafter modified. The applicant shall be responsible for assuring that any successor in interest who <br />assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />II. PERMITTED USES <br />A. This Conditional Use Permit is an approval to convert one existing single-family <br />home and one existing two-family home into a condominium for sale as three <br />individual units at 2412 Marina Boulevard, also known as Alameda County <br />Assessor's Parcel Number 79A-570-37. <br />B. Prior to issuance of a final map, building permits shall be obtained for the carport. <br />Said plans shall show that the carport does not encroach into the front twenty (20) <br />foot setback. <br />C. Prior to issuance of a final map, a final landscape and irrigation plan shall be <br />submitted for the project site, which includes the private yard areas. At a minimum, <br />the planting plan will be required to have trees with a minimum size of 15 gallons. <br />The landscape plan shall also include a pallet of flowering shrubs or plants that have <br />colorful foliage and turf and/or groundcover planting. The minimum size for the <br />shrubs shall be five gallons and the goundcover shall be one-gallon or from flats <br />with the necessary spacing to cover the planter areas in a growing season. <br />Agreement to Conditions January 5, 2006 <br />PLN2005-00128 Page 3 of 5 <br />
