<br />Construction activities carried on in violation of this Article may be enforced as <br />provided in Section 4-ll-1130, and may also be enforced by issuance of a stop <br />work order and/or revocation of any or all permits issued for such construction <br />activity. <br />B. Construction activity shall not create dust, noise, or safety hazards for adjacent <br />properties. Dirt and mud shall not be tracked onto Fairway Drive from the project <br />site. <br />B. Prior to approval of the Final Map, detailed plans for the building permit shall be <br />submitted to the Chief Building Official for review and approval. Said plans shall <br />include details and specifications on the required separation of utilities (i.e., <br />electrical, plumbing, etcetera.). <br />VI. FENCING AND SCREENING REQUIREMENTS <br />A. The plans submitted for building permits shall show the location, details and <br />specifications of all the new fencing along the perimeter property lines, all new <br />fencing separating private outdoor areas, and any other proposed fencing on the <br />property. Fencing along the interior side property lines and rear property line, not <br />located within the front yard setback shall be permitted to be constructed to a <br />maximum height of six feet pursuant to the RO Residential Outer District. <br />Moreover, any fencing within the front yard setback shall not exceed three feet in <br />height per the RO District requirements. <br />B. All fencing shall be structurally sound and well maintained at all times. <br />C. No barbed or ribbon wire shall be installed on the fences. <br />VII. MAINTENANCE <br />A. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br />B. Any graffiti shall be promptly removed from all structures, building walls and <br />property line walls and fences. <br />C. All trash bins and recycle bins shall be kept out of public view for each unit on the <br />property. <br />D. All landscape improvements shall be maintained in a healthy growing condition at <br />all times. Practices for maintaining the landscaping in a healthy growing condition <br />shall include but is not limited to periodical pnuung and fertilizing. <br />VIII. INCLUSIONARY CONDITION <br />B. Prior to recordation of the Final Map for the subdivision and condominium plan, <br />the applicant/property owner shall pay to the City's Affordable Housing Trust <br />Agreement to Conditions September 21, 2006 <br />PLtJ2006-00038 Page 7 of 8 <br />
