,. <br />CONDITIONS OF APPROVAL <br />PLN2006-00038 <br />2297 Fairway Drive <br />Patron Homes, Inc., (Applicant and Property Owner) <br />I. COMPLIANCE W1TH APPROVED PLANS <br />A. The project shall comply with Exhibits A through H, dated September 21, 2006 <br />except as hereinafter modified, (Exhibits are on file at the City of San Leandro, <br />Community Development Department, 835 East 14th Street, San Leandro, <br />California, 94577). <br />Exhibit A -Project Information (A-0) <br />Exhibit B -Site Plan (A-1) <br />Exhibit C -Floor Plan, Remodel of Existing Front Home (A-4) <br />Exhibit D -Photos of Existing Front Home Elevations <br />Exhibit E - Floor Plans, New Home (A-2) <br />Exhibit F - Exterior Elevations, New Home (A-4) <br />Exhibit G - Streetscape (A-5) <br />Exhibit H -Preliminary Landscape Plan (L-1) <br />Exhibit I - Survey of Existing Site <br />A. The applicant shall be responsible for assuring that any successor in interest who <br />assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />A. Construction shall commence within one (1) year following the Board of Zoning <br />Adjustments approval of the Conditional Use Permit and the Site Plan Review <br />and shall be substantially completed one year after commencement of <br />construction. For the purpose of compliance with this condition, commencement <br />of construction shall be defined as the pouring or construction of a substantial <br />portion of the building foundation structures. Pursuant to Zoning Code Section 5- <br />2218, this approval shall lapse on September 21, 2007 unless a) a building permit <br />has been issued, coupled with diligent progress evidencing good faith intent to <br />commence the intended use, or b) a written request for aone-year extension of the <br />use permit is approved by the Zoning Enforcement Official. <br />IL PERMITTED USES <br />A. This Conditional Use Permit and Site Plan Review is an approval to convert one <br />existing single-family home and one proposed single-family home into a <br />condominium for sale as two individual units and to construct a new, two-story <br />single-family home at the rear of the property known as 2297 Fairway Drive, also <br />known as Alameda County Assessor's Parcel Number 79A-582-6. <br />Agreement to Conditions September 21, 2006 <br />PLN2006-0038 Page 3 of 8 <br />
