1 <br />permitting and inspection of the above listed public improvements shall be paid by <br />the Developer. <br />E. Site Improvement Plans for all on-site and off-site improvements shall be approved <br />by the City Engineer prior to the issuance of Building Permits for the project. All <br />improvements shall be designed and constructed in accordance with the City's <br />Design Standards, Specifications and Standard Plans, unless otherwise specifically <br />approved by the City Engineer. <br />E Prior to the issuance of the Building Permit, the Applicant shall pay Park <br />Development Impact Fee as per Section 800 of Chapter 1 Title VII of San <br />Leandro Municipal Code and Master Fee Schedule for one multi-family unit <br />($ ll,509.63/ea). Also, Applicant shall pay Development Fee for Street <br />Improvement (DFSI) for one unit ($1,047.65/ea), Sewer Connection fee and other <br />fees as required by City Ordinances and regulations. The exact fees will be <br />determined at the time of Building Permit Issuance and may be adjusted to reflect <br />any change in the ENR Construction Cost Index. <br />G. Prior to the issuance of the Building Permit and subsequent to the approval of the <br />Conditional Use Permit and Site Plan Review, the applicant shall obtain approval of <br />Parcel Map to subdivide the lot. The applicant shall create reciprocal easements for <br />the access and utilities over the parcel map. <br />H. Prior to the issuance of building permits for the project, the Applicant shall obtain <br />an Encroachment Permit from the Engineering and Transportation Department for <br />any work within the public right-of--way. <br />I. Applicant shall remove any damaged driveway sidewalk, curb and gutter along the <br />full project fiontage of Fairway Drive, and shall constrict new City standard <br />driveway, sidewalk, curb and gutter in the same location and alignment as the <br />existing curb and gutter. <br />J. All utilities and services to the new building shall be placed underground. <br />K. Sewer cleanouts shall be provided at the property line. <br />L. To control storm water pollution, the Applicant shall comply with the regulations <br />and provisions contained in the City's Grading Ordinance, the City's Storm Water <br />Pollution Prevention Permit, and the National Pollutant Discharge Elimination <br />System (NPDES), to the satisfaction of the City Engineer. <br />M. The Applicant shall complete the Impervious Surface Form prior to building permit <br />approval to meet the requirements of the City's NPDES permit. <br />N. The Urban Runoff Clean Water Program requires that all runoff be treated to <br />remove sediment and water borne pollutants prior to discharge into a public <br />facility.
