s ~ <br />A. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br />B. The fencing on the property shall be structurally sound and well maintained at all <br />times; any damage to the fence shall be promptly repaired. <br />C. Any graffiti shall be removed from the building walls and the perimeter fencing. <br />V. CONSTRUCTION PROVISIONS <br />A. Construction activity shall not create dust, noise, or safety hazards for adjacent <br />properties. Dirt and mud shall not be tracked onto Marybelle Avenue or any <br />nearby streets from the prof ect site. <br />B. Hours of construction shall be limited to 7 a.m. to 7 p.m. weekdays, 8 a.m. to 7 p.m. <br />weekends, and no construction permitted on Federal holidays (Section 4-1-1115 (b) <br />-Prohibited Act, City's Noise Ordinance). <br />VI. GENERAI, CONDITIONS <br />A. There shall be no outside storage of any type in the garage, uncovered parking pad <br />and driveway. The garage and parking pad shall be kept free of obstruction and <br />available for their designated use for vehicle parking at all times. <br />B. All garbage and recycle bins for each residence shall be kept out of view from the <br />public right-of--way on non-service days. <br />C. The approvals granted by the City as a result of this application, as well as the <br />Conditions of Approval, shall be recorded in the office of the County Recorder of <br />Alameda County. <br />D. No application for amendment of the application or Conditions of Approval maybe <br />accepted or submitted for processing by the City unless (i) there is full compliance <br />with all terms of the application and Conditions of Approval; or (ii) the Community <br />Development Director waives compliance with the terms of the application and <br />Conditions of Approval pending application for the amendment. <br />E. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />F. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Minor Site Review (August 19, 2006) and shall be <br />substantially completed one year after commencement of construction. <br />Agreement to Conditions <br />PLN2005-00054 <br />August 19, 2005 <br />Page 5 of 5 <br />
